WA Audit Finds Significant Gaps in Glazing Compliance Documentation

Investigation highlights need for stronger glazing design and certification practices in Class 2–9 buildings

A Western Australian Government audit of glazing documentation across commercial, multi-residential and public buildings found only 62 per cent of assessed items complied with National Construction Code (NCC) requirements, highlighting significant gaps in industry practice.

The Department of Local Government, Industry Regulation and Safety’s A General Inspection Snapshot Report Nine Glazing reviewed 22 Class 2–9 projects (2021–2023) and identified recurring issues including inadequate structural detail, inconsistencies in Type A vertical separation, poor design of fall-prevention barriers, errors in energy assessments, and missing or incorrect installation certificates.

The report warns that poorly specified or installed glazing, particularly in barrier applications, poses serious safety risks, often compounded by missing critical documentation. These findings highlight the need for stronger documentation, improved competency, and greater assurance across the glazing supply chain. They were previously presented at an AGWA member forum, and AGWA continues to engage with the Department to support compliance and lift standards across the sector.
